Expert 2.0 with brown coolant whats the cause ?

I'm looking at buying a expert 2.0 van it's a 2019 with 93k miles , a couple of things put me off . The coolant was brown and the coolant tank was really dirty would this be a failed head gasket ? Also it looked like they is a small oil leak coming from back of the engine down to the sump , could this mean a cracked head with the coolant being brown aswell ?
